How We Structure Deals

Equity Partnership
Preferred for larger projects
You contribute capital, we contribute expertise and sweat equity. Profits split at close based on agreed terms — typically 60/40 to 70/30 in favor of the capital partner on first-position deals.
Hard Money / Private Lending
Fixed return, secured position
Prefer a fixed return over equity upside? We accept private loans secured by the property at competitive rates. Typical terms: 8–12% annualized, 6–18 month duration.
JV on New Construction
Ground-up builds
For investors seeking larger upside on longer timelines. We co-develop new construction projects with JV partners — lot acquisition through certificate of occupancy and sale.
